How can I determine the value of my property?
I will provide you with a list of recent comparable sold homes, an update of current inventory for your review, and prepare a comprehensive market analysis that will help determine the value of your property. We will also discuss the factors relevant to value (location, condition, decor, views, etc.) and how they relate to your property.
How will you market my home for sale?
Glad you asked! I have a comprehensive marketing plan for all of my sale listings. Long & Foster Real Estate and I advertise regularly and employ a direct mail and email campaign. We have a full service website with accurate sale and rental information available 24 hours a day! Plus, I provide up-to-date listing information via phone, mailings and email.
What expenses do I have as a Seller?
Besides the real estate commission, the seller is responsible for the State of New Jersey transfer tax based on sale price, miscellaneous settlement fees (recording, title company room charge, preparation of the deed, fire inspection) of approximately $300, and any repairs and/or treatment related to the home and termite inspections. Out of state residents are subject to a two percent withholding tax based on the sale price of the property.
When is the best time to sell?
Our busiest buying seasons are the spring (can begin as early as mid-January and last through May) and fall (late August through November), but each seller has their own unique plan. If the property is priced right and offers the popular amenities, there will be buyers excited enough to look at any time of the year.
